Why Malaysian Buyers Work With Laotie
Since 2010, Malaysia has moved its structural design to the Eurocode family. We build to the Malaysian National Annex (MS EN 1993) instead of quoting ordinary Chinese domestic practice, so the drawings, the steel grades and the calculations all line up with what your Professional Engineer needs to endorse.
MS EN 1993 Design Basis
Calculations and shop drawings prepared to MS EN 1993 / MS EN 1991 actions. Steel to MS EN 10025 grades (S275JR / S355JR) or GB equivalents, declared up front.
Built for the Tropics
AZ150 aluminium-zinc cladding instead of plain galvanised, plus ISO 12944 C3 or C4 coating systems. Humidity, monsoon rain and coastal salt are the default assumption, not an afterthought.
Factory-Direct Pricing
You buy from the factory, not from a trading layer. A basic warehouse shell starts at USD 25-65 per m² (roughly RM 100-270 per m²) supplied ex-works in China.
Short Sea Freight
1-2 weeks sailing to Port Klang, Penang (Butterworth), Pasir Gudang, Kuantan or Kota Kinabalu. Containers can be sequenced to match your foundation programme.
Engineering for Malaysian Conditions
🌬️ Wind Load to MS 1553:2002
Malaysian roof structures fail in storms far more often through tie-down and fixing detail than through member sizing. MS 1553:2002 gives a 50-year return basic wind speed of 33.5 m/s for inland Peninsular Malaysia (Zone I) and 32.5 m/s for the on-shore perimeter (Zone II), adjusted for terrain, height, shielding and roof shape.
- ✅ Design pressure stated per zone, terrain category and eave height
- ✅ Purlin spacing, sag rods and diaphragm bracing sized for wind suction
- ✅ Cladding and fastener pull-out figures supplied with the drawing set
🧪 Corrosion Protection That Lasts a Decade
Malaysia combines year-round high humidity with salt in the air near Johor, Penang and the Klang estuary. That is why we specify aluminium-zinc (AZ150) coating rather than conventional zinc-only galvanising on roof and wall sheets, and match frame coatings to the ISO 12944 category of the site.
- ✅ AZ150 aluzinc sheets, or PVDF topcoat within ~1 km of the coast
- ✅ Hot-dip galvanised secondary steel, Z275-Z350 purlins and girts
- ✅ Stainless or coated fasteners to avoid galvanic corrosion on site
⏱️ Weather-Tight in Three to Four Months
Fabrication and foundation works run in parallel, which is where prefabricated steel wins on a Malaysian industrial site where groundwork is often the long pole.
- ✅ Design and approval drawings: 2-4 weeks
- ✅ Factory fabrication: 4-7 weeks, sea freight: 1-2 weeks
- ✅ Erection and cladding: 4-8 weeks, subject to site access
📦 Expandable & Crane-Ready
Industrial park tenancies are rarely the final size of the operation. A bolted portal frame can be extended along its length without touching the existing bays.
- ✅ Clear span up to 60 m with no interior columns
- ✅ Crane gantries prepared for DOSH-registered 5-50 ton installations
- ✅ Mezzanine floors for offices, R&D and storage above the production floor

Learn more →What Malaysian Clients Say
"The calculation package matched MS EN 1993 clause by clause, which made our PE's submission straightforward. That alone saved us weeks on the approval."
"We specified AZ150 for the roof and it has held up well through two monsoon seasons near the coast. No tea staining on the visible elevation."
"Fabrication ran while we were still piling. We were weather-tight four months after placing the order, which was faster than the local quotes we compared."
Frequently Asked Questions (Malaysia)
How much does a steel structure warehouse cost in Malaysia?
A supplied-and-erected industrial steel building envelope in Malaysia commonly falls in the range of USD 55-130 per m² depending on size, eave height, insulation and coating class, with high-specification electronics or food plants going above that. Buying the structure factory-direct from China is cheaper: our basic warehouse shell starts at USD 25-65 per m² (roughly RM 100-270 per m²) ex-works. Note that this is the steel structure package, not the finished building — land, foundations, M&E and process equipment sit outside it.
Do you design to Malaysian standards or Chinese standards?
Structural design is prepared to the MS EN 1993 family (Eurocode 3) with actions to MS EN 1991 and wind loading per MS 1553:2002, which is what a Malaysian Professional Engineer needs for a UBBL submission. Materials are quoted to Chinese GB standards by default (Q235B / Q355B, which are close equivalents of S275 / S355). If your specification calls for MS EN 10025 S275JR or S355JR with mill certificates to the European standard, tell us at enquiry stage and we will re-quote on that basis.
How long does it take to build a steel warehouse in Malaysia?
Design and approval drawings take 2-4 weeks, fabrication 4-7 weeks, and sea freight to a Malaysian port 1-2 weeks. Foundations run in parallel with fabrication, taking typically 3-5 weeks, followed by 4-8 weeks for erection and cladding. A 3,000-5,000 m² building usually reaches a weather-tight envelope in three to four months, subject to approvals and site access.
What approvals are needed for an industrial building in Malaysia?
Plan approval comes from the local authority (PBT) under the Uniform Building By-Laws, and structural submissions must be made by a registered Professional Engineer or Architect. Industrial park projects also coordinate with the relevant development corporation, and may require DOSH approval for cranes and pressure systems plus Bomba sign-off for fire safety and means of escape. We supply the structural drawings, connection details and calculation package that support those submissions.
How do you handle corrosion in Malaysia's humid and coastal climate?
We match the protection system to the site using ISO 12944 corrosivity categories. Inland plants typically take hot-dip galvanised secondary steel with a two-coat epoxy/polyurethane system on the frame, and aluminium-zinc (AZ150) coated roof and wall sheets. Coastal and high-humidity sites near Johor, Penang or the Klang estuary step up to heavier galvanising, three-coat systems and optional PVDF topcoat. Dry film thickness, number of coats and coating class are stated in writing on the quotation.
What are your payment terms for Malaysian clients?
30% T/T deposit to release production drawings and start fabrication, with the 70% balance settled before shipment. Every container is loaded only after the balance clears, so there is no ambiguity about what ships when. Letter of credit is accepted for larger projects, and we can issue proforma invoices in USD.
